Before choosing a start date

A clear plan starts with the property.

Are you replacing the floor while you are away, or fitting the work between stays? Tell us who can provide access and make decisions. Photos are a useful starting point; an on-site assessment may still be needed to check the surface and define the work.

For a condo, collect the association’s written flooring requirements early. Material approval, contractor documents and elevator reservations can affect the schedule before installation begins. Ask which acoustic documents they need and whether those relate to your building’s complete floor and ceiling assembly.

Condo flooring installation

Choosing the floor

Think beyond the sample.

Look at color in the room’s daylight, then compare cleaning needs, moisture limits and the approved installation system.

Plank flooring

Luxury vinyl plank offers a wood look for living spaces and bedrooms. Check the selected product’s requirements for the base and underlayment. A waterproof product claim does not make the whole room floodproof.

Tile, wood or laminate

For tile, discuss texture, grout and finished height. Hardwood and laminate have their own moisture and installation limits. Suitability depends on the product, room and substrate.

Working between stays

Give the work a realistic window.

Share the last occupied date and the next arrival before committing to a turnaround. Removal, surface correction and product-specific waiting periods all take time. The schedule needs to allow for the agreed work.

We discuss which furniture must move and how materials will reach the unit. Let us know about permitted work hours and access restrictions. If you are coordinating from elsewhere, agree on the contact person and how decisions about additional work will be handled.

Existing floors and adjoining rooms

Resolve the base, then the edges.

Loose planks, soft spots or lifted edges need an explanation. The flooring scope can include leveling, subfloor repair or a local repair. Active leaks and necessary drying must be addressed before flooring replacement.

Keeping an adjoining floor also means checking transitions, door clearance and baseboards. These details affect the estimate along with area, removal and access.

Indian Shores flooring questions

Before you book the work

Can I arrange an estimate while I am away?

Contact us with the address, photos and an outline of the project. We can discuss the next step and who can provide access. Photos alone may not show the condition of the base or everything needed for an accurate scope.

Do you handle the association’s flooring approval?

The association decides whether to approve the proposed floor. Send its written requirements so we can review the flooring work and product information with you. Do not assume a sound-rating number applies to every assembly.

Can I use flooring I have already purchased?

Tell us the manufacturer, product name and quantity. We need to review the installation instructions, material condition and suitability for the existing surface before confirming the work.

Can the work fit between two rental bookings?

Share both dates and the rooms involved. We can assess the available window after reviewing removal, preparation and installation needs. A booking deadline alone cannot establish how long the floor will take.

Does old tile have to come out?

That depends on its condition and the new flooring system. We check stability, surface requirements and finished height. When removal is needed, it and the following preparation can be included in the scope.

Can you repair a small damaged area?

We can assess smaller repairs. Send photos and details of any spare flooring. Matching material, access to the affected boards or tiles, and the cause of damage determine whether a local repair is practical.
